A coffee with… Ignacio Gómez, Director, Head of Development Management, Prologis
LIB: Civil engineer, more than 18 years in the real estate sector, and more than 4 years at Prologis. What has your career so far been like and what are you most passionate about in the sector?
Ignacio: My professional career in the real estate sector began almost by chance many years ago and, from the very first moment, I was attracted by the wide range of disciplines involved in the project of a logistics warehouse, which allows you to develop as a professional and gives you the opportunity to continue learning every day, even after so many years.
In addition to the many disciplines involved in a logistics project, which range from project management, urban planning procedures, financial analysis and many technical disciplines (including geotechnics, structures, installations, hydrology, concrete, flooring, etc.), we must add the speed with which this type of project is developed. This speed and this need for agility is engaging, so that projects are worked on intensively and decision making becomes a reality almost instantly.
Logistics is a sector that has become highly professionalised in recent years, a sector that is also increasingly internationalised and globalised. All of this is a great incentive for those of us who develop our professional lives in this sector and which offers infinite possibilities for development.
In short, after so many years in the industry, logistics is a sector that I am still passionate about. Moreover, belonging to a company like Prologis allows me to be part of a large and unique team that works on all aspects of the sector.
LIB: Prologis currently has an occupancy rate of 98.2% in Spain and 1.52 million m2. Can you tell us about the main projects you have underway?
Ignacio: At Prologis we closed the year with a fairly stable and positive activity in terms of figures. We currently have 1.52 million square metres, 84 logistics assets in the main markets (Madrid, Barcelona and Valencia) and a high occupancy rate of 98.2%.
One of our star projects is Guadalajara DC1, which is currently being marketed by CBRE and Knight Frank. It is the first warehouse in our country to offer a clear height of 14 metres, which increases storage in the warehouse by 26%. With a surface area of 40,151 square metres, this building is located in the El Ruiseñor Industrial Estate, a strategic point for local and national distribution.
In addition, we have recently closed the rental contract for our Sant Boi DC7 building with the parcel delivery company CTT Express. This asset is important because it reflects all our know-how and because it is the result of our commitment to the conversion of space in an area with practically no available logistics land. We have transformed this old building into a last-mile asset that will allow its new tenant great flexibility in logistics operations and in the distribution of goods.
LIB: Of the projects you have at the moment, which one are you most excited about and why?
Ignacio: To highlight one, we are working intensively on the urban development of land and industrial sectors to be able to put new plots on the market in key areas for our business, they are long-term projects that take a lot of work behind them and being able to see that they are being consolidated is something very motivating.
LIB: Let’s talk about sustainability. By 2025 you plan to achieve carbon neutrality in the construction and operation of buildings. What are the main solutions in terms of materials, techniques and technologies that you are applying at Prologis?
Ignacio: Sustainability is an essential element of Prologis’ DNA, which is why it is present in each of our operations and initiatives.
In our logistics facilities we are committed to circular architecture and construction, an example of which is Prologis Park Sant Boi DC7, where we chose to carry out the remodelling of a disused building, adapting and maintaining the structure of the existing building. With this decision and other elements incorporated into the project (construction of a PV system on the entire roof), we have managed to significantly reduce the carbon footprint and the impact that a new construction entails for the environment.
In addition, we promote the use of renewable energies in all our buildings, and specifications with the aim of reducing energy demand. For example, through the installation of charging points for fleets of electric vehicles, both delivery and private, promoting electric mobility and zero emissions among workers and visitors to the parks.
Confirm that one of the objectives of our global sustainability policy is to promote new carbon-neutral developments from 2025. In this line of Prologis’ commitment to decarbonisation and sustainable development, the buildings are certified with the BREEAM EXCELLENT and WELL GOLD seals.
LIB: We cannot end the interview without asking you about Logistic & Industrial Build, the new trade fair – unique for the logistics and industrial construction market – that we are launching in November 2024. Prologis has already confirmed your participation as a sponsor. What do you think a trade fair of this kind can bring to the market?
Ignacio: The logistics sector is part of a constantly evolving industry that is essential for the economy and society in general, not only in Spain, but it is the engine of life in the world.
Increasingly, society and public administrations are aware of the essential work that our industry, logistics, plays, and of the specific weight we have in terms of generating economic and social value as a key industry for e-commerce and full of job opportunities throughout the entire supply chain.
Even so, the lack of knowledge of our sector continues to be one of the main problems we face, which is why this type of event is necessary to give visibility to logistics.
